Price reduction on a “floating cottage” and two recent “solds”

August 23, 2018 in Uncategorized

Why pay taxes on a  property with a fixed shoreline  when you can enjoy a “floating cottage ” and indulge your yearning for new destinations?
We have been instructed by the owners of this handsome, 37 foot Chris-Craft Constellation (1963) to adjust the price on the boat from $39,900 to $34,900.  This a a lot of boat for the same price as a new mid-size 18-20 foot runabout.

See notes from the owner below.
Chris-Craft Constellation: 37 ft., 1963
(CURRENT OWNER OF 32-YEARS) PRIDE OF OWNERSHIP SHOWS THROUGHOUT THIS 1963 CHRIS CRAFT 37 CONSTELLATION.
Freshwater / Great Lakes boat since new, this vessel features twin A.M.P Dolphin 8L V-10 315-hp Gas Engines with 285-hours. Notable features include, but are not limited to the following: air-conditioning, Head (Vacuflush) w/Vanity/Sink, Westerbeke Generator, Garmin (Color) GPS/Chartplotter, Pioneer AM/FM Stereo System w/CD-Player, Hardtop w/Canvas Back-Drop, and MUCH more!
A comprehensive restoration was completed in 1998, including the finishes stripped down to bare wood from top to bottom. The bottom was redone with interlux antifouling paint and above the water line it was primed with epoxy primer and top coated with acrylic polyurethane. The teak decks where sanded down to fresh wood and re-coated with Tuffshield for a virtually maintenance free finish. The swim platform and all other miscellaneous teak surfaces were also refinished.
The boat includes a teak swim platform, DSC VHF, Garman GPS, Ritchie compass, spotlight, quad air horns, central air for cabin and Westerbeek 6.0 kW generator.
In 2000 the engines were upgraded with twin 8 Litre V10s (see advancedmarinepropulsion.com). The vessel continues to be stored inside during the off-season and looks and performs as best in class.
In addition to the engines and surface finishes the alcohol counter burners have been replaced with electric burners. All engine gauges were rebuilt in the 1980s and all of the wiring was upgraded or replaced to ABYC standards. All instrumentation is in A-1 working order.
The boat has won many awards in boat shows in Southern Ontario and Michigan.

Chris-Craft Constellation:  38 ft., 1970
This is a classic 38 ft. Constellation with aft-cabin. The boat is in excellent condition and show quality. The Contsellation is powered by twin Chev. 230 hp. engines. The vessel was surveyed in April 2017 and received a VERY favourable report.
The survey conclusion is below.  For the complete survey, additional details and contact information,  please click on the link.  Ad number pb805

Upon completion of this survey the attending surveyor finds the above vessel
absolutely suitable for her intended use and insurable to her fair market
value. This vessel was initially well constructed has clearly had excellent
ownership over the past few years. I found no structural, mechanical or safety
issues of any concern as I inspected this vessel. The battery box issue is a new
requirement of Transport Canada and easily rectified. The current owner has
obviously done and will continue to do mechanical and cosmetic maintenance.
Also the fact that this vessel is stored under a covered slip that protects the
decks, paint, varnish and camper back, has also helped in its preservation.
The foregoing statements are personal opinions and observations of the
undersigned Surveyor and are for the consideration of the party or person
retaining the Surveyor, with no guarantees implied or given by the surveyor.
This survey represents my honest and unbiased opinion to the best of my
ability, but is not to be considered a guarantee.
Date: April 15 2017
Surveyor:
Ron B. Rundle

Editor’s note: with an estimated value of $50,000 the price on this Constellation seems beyond reasonable.
